ASPHALT SHINGLES

Asphalt roof replacement cost is influenced somewhat by geography but mostly by regional differences in labor cost. TILE ROOFS

Types of Shingle Roof Styles

3-TAB SHINGLES

3-Tab are essentially flat simple shingles with a uniform shape and size. They use less material and are thinner than Architectural Shingles, and are therefore lighter and lower cost for both the material and the installation. They also do not last as long or offer Manufacturer’s Warranties as long as good architectural asphalt shingles. 3-Tab are still the most commonly installed in lower-value homes, such as those used as rental properties. However, they are declining in popularity in favor of the architectural style.

ARCHITECTURAL

Dimensional, or architectural shingles are thicker and stronger, vary in shape and size, and offer more aesthetic appeal; casting more distinct, random shadow lines better mimics the appearance of traditional roofing materials such as wood shake shingles, and come with a longer manufacturer’s warranty. These shingles boast a multi-dimensional texture and appearance, and can last 30 years or longer. However, you’ll pay more upfront for dimensional asphalt shingles than you will for 3-tab shingles.

HIP & RIDGE SHINGLES

With new laminated hip and ridge cap shingles, finishing a roof installation with a ridge cap is a much simpler process than with the old three-tab shingles. Hip and ridge lines can have 3-tab shingles cut to fit. Starter shingles are also required and, because they are not visible after installation is complete, the use of extra shingles are used. The use of specialized ridge/hip shingles and the use of specialized starter row shingles, results in decreased labor expenses in exchange for an increase in material cost.

The lifespan of a roof system is determined by a number of factors, like: roof system design, building structure, material quality, material suitability, proper installation, periodic maintenance, local climate, and much more. Material quality is especially important because some roof system types such as clay tile, slate and (certain) metal can last longer.

A leaking roof is a bad thing. However, it doesn’t necessarily warrant a complete roof replacement. How much repair and work needs to be done on your roof depends on the level of damage caused by leaking.   • Re-Cover of Existing Roof
    • A re-cover of your roof system is the less demanding option. This process involves only the installation of the new roof system, meaning that it is a far more expedient and cost-friendly re-roofing option. However, building code requirements do not always allow for multiple re-roofs so if you’ve done this more than once before, then you may need a complete roof replacement.
